Included: construction work at the chosen depth. Not included: planning fee, permits, special MEP, kitchen appliances, unforeseen existing conditions (budget +10–15% for those). All values are orientation — the reliable range comes from the MCK analysis.
Where the numbers come from
The basis are DIN-276-oriented per-m² ranges from real project sizes: simple refresh 400–700 €/m², upscale remodel 900–1,500 €/m², high-end full fit-out 1,500–2,800 €/m², gastro/retail 1,800–3,500 €/m² (net). Offices and practices sit between residential and gastro depending on MEP share.

Why no fixed prices?
Because existing conditions, MEP and detail depth drive the price more than area does. A serious fixed price only exists after an analysis — this range keeps you from starting with wrong expectations.
What does MCK do with these numbers?
In the analysis the range becomes position-based: an included/excluded list, trade sequence and a decision roadmap.
